The Challenge: Pacific Coast Asset Management approached us with a project involving an office and connected warehouse for California Hydronics, their tenant. They had heard of the benefits of TPO and wanted a roof that would be easy to maintain and relatively worry free for some time. The project would involve a tear off of both roofs, followed by the installation of a Carlisle Sure-Weld 60 mil TPO solution. This needed to qualify for a twenty year NDL guarantee.The Solution: The roof was torn off with minimal disruption to the tenants and any damaged boards were replaced. A layer of densdeck insulation was laid down over the wood deck to get a fire rating for the roof. This was followed by sheets of TPO 60 mil sheets heat welded at the seams for maximum strength. A rainstorm in the middle of the project threatened to cause a catastrophe, but our crews worked into the night in order to get the roof watertight ahead of the storm. In the end, both our clients and their tenants were very satisfied with the end result.

The Challenge: Chandler Properties approached us to design a specification for the roofs at the Green St Apartments in San Francisco. They were not necessarily sure what kind of roof they wanted, but they knew they wanted something with a reflective surface that would help cool the inside of the building. The Solution: We designed a specification for them involving a TPO 60 mil system laid over the top of the roof with a 15 year NDL guarantee. We also suggested removing the solar heating panels as they added unnecessary weight and penetrations to the roof. To prevent the gravel from damaging the underside of the TPO sheets, we laid down a fan fold insulation board to divorce the old roof from the new. Overall, the project went very smoothly and the product is protected by a 15 year NDL guarantee that exceeds industry standards.
